Quiet courtyard garden apartment next to port

(June 2025, temperature in low 30's C) Very quiet in a very convenient location, with excellent bus service and good restaurants, supermarket, bakery and several beaches all within a few minutes walk. Getting to Beaulieu-sur-Mer, Villefranche and Nice by bus is very cheap and easy - recommend the Ligne d'Azur app to buy e-tickets so you can validate and topup using your phone, which can also be used on Nice trams.  Also highly recommend the under-advertised So'Mets restaurant in nearby Beaulieu, very close to the Beaulieu bus stop for the railway station (ask the young woman serving what the name means!).The apartment has a lovely secluded garden, where the only things one can hear most of the time are birds calling and the church clock (which chimes each hour twice, in case you didn't count the first time!). Apart from the hob and oven (not used much) the other appliances including the clothes washer and Wi-Fi are first-rate. The air conditioning is very quiet (apart from occasional pumping noise) and efficient, the heat pump being remote from the property.We would only suggest that the owner provides drinking glasses of a decent size! 

My wife and I recently spent ten days at this beautiful apartment in Saint-Jean-Cap-Ferrat, located across the street from a picturesque little harbor on the Mediterranean Sea. Over the past 20+ years of traveling around Europe, we have stayed in dozens of vacation rentals, but this apartment easily qualifies as la crème de la crème. The apartment is immaculate, nicely furnished, comfortable, and equipped with all the necessary amenities. My wife was most impressed with the kitchen, which is so well-equipped and neatly arranged that it made her jealous! The icing on the cake is the gorgeous green space in the back yard, a large patio with table and chairs encircled by plants and flowers that create a “Garden of Eden”-like ambience; a very relaxing, private and serene little oasis just outside the back door. We were also impressed with the resident concierge, whose thoughtfulness and kindness helped to make our stay a memorable one. In addition, communications sent to and responses by the owners via email were always timely and much appreciated. There are no negatives about this apartment. Our only regrets are that we did not book a longer stay, and that we cannot spend the rest of our days in this little corner of paradise!

An apartment that sleeps 3 people comfortably, perfect location for Cap Ferrat town and harbour. Quiet and secure with very quick access to all major town facilities and transport links. The apartment is well equipped throughout and Booking is highly recommended.

Ideal location to local many restaurants and grocery necessities. Many daily walking opportunities to enjoy the coastal scenery or relax at beaches.

Our stay in Saint Jean was amazing. The property is perfect, the area is tranquil but with great amenities. After spending time in many areas in the Riviera, we absolutely believe this was the best location and would book this property again!

This is a great quiet property a stones throw from everything. You have a 5 to 7 min walk to three beaches, a minute to bakery and a minute to all of the port restaurants and boats. They thought of everything you need from toilet paper to laundry soap to Saran wrap. The little yard is gorgeous and lush . The manager was absolutely fantastic - he helped me many times over the few weeks I stayed. I will stay again! The only drawback I had was the pump noise in the bedroom - maybe some soundproofing in that corner. It was clean and quiet. Merci.

The property is ideally located in St Jean within walking distance of all day-to-day amenities and excellent beaches. We bought a weekly bus pass for €15 which took as all round the local area and with connections to Cannes, Monaco etc with an efficient and regular service. We liked the beaches at Passable and Villefranche each, both walkable but if we felt lazy we used the no. 15 bus for the uphill part. The journey from the airport to the property has become easier with the new tram line into Nice and then the no. 15 bus into St Jean, also covered by the bus pass which we bought at the airport. We had a great week and have booked to go back next year. Both Graham and the warden Jean-Pierre were extremely helpful and welcoming.
