😊: The location is great, right between 3 subway stations. There are nearby grocery stores and bakeries. The house is excellent. Big, spacious, comfortable, cozy and pretty. Everything works great. Lastly, the administrator is a lovely person: extremely organized, kind, and helpful. I would highly recommend it and I add: booking has very few reviews for the house, which might deter people from booking it, but the house has a guest book where guests leave their reviews and in it you can see that the house was rented multiple times and that everyone who has stayed there has had the best impressions of it.. 😢: Nothing.

😊: This property is not advertised well enough, in my humble opinion. First of all, be advised - this might not be for everyone, since it is truly an artistic oasis. You have a courtyard that is private and secluded, without any prying eyes around. Ground floor has a huge living room with a bathroom and a tiny library with a desk and a hallway that leads to large mess hall with all that is needed for a proper house. Additionally, there is a bedroom on the ground floor, however, it is not adjacent to the living room/mess hall. Two other bedrooms and additional bathroom are on the floor above. Host is very friendly and welcoming and will provide you with everything necessary for best stay possible! You can fit 6 people without any privacy issues! House is next to the Ministry of Education and the whole arrondissement is quite and family friendly. Place is very well connected with trams, busses and metro, so getting to the city center or other parts of Paris is trivial. Finally, accommodation hosts artist exhibitions which are a brilliant bonus to this hidden gem in Paris!. 😢: While I stand by my perfect score for this place, here are some gotchas that you have to be aware of. First of all, this is an art oriented place, so setup is potentially unorthodox. Ground floor room is separated by a small courtyard from the bathroom and other rooms, so it can be potentially inconvenient in case of bad weather. However, nothing drastic or unbearable. Additionally, doors are stylishly old, so they don't provide much convenience or sound/thermal proofing. In spite of that, if you are willing to sacrifice few minor inconveniences for a very affordable price given that 6 people can comfortably stay, this is your place to go!.

😊: Philippe was extremely friendly and answered my MANY questions promptly and thoroughly via the booking.com message system. . The premises is entered via passcode (also sent by booking.com message) to open the key box. The gate opens into a cozy courtyard from which you go various directions (upstairs to two separately locked bedrooms, one of which has a large bathroom with bathtub/WC). It’s wonderful, you forget you are in a city!! From the ground level in the courtyard you can go different places: The door on the left is the 3rd bedroom (I did not notice this at first), to the right is a door to the living room (which has another bathroom with shower/WC) and straight on is another door to the kitchen. I very much enjoyed the real french flair and vibe of of this home. It can smell a bit moist, but we left the doors open during the day and lit the many available candles in the evenings and this issue was solved. The ‘emergency ration’ of coffee capsules for the Nespresso machine were GREATLY appreciated as well as the basic kitchen necessities of seasonings/oil/vinegar and guest chocolates. A wonderful bottle of red wine awaited us and even laundry detergent for collective use were all unexpected and perfect after long nights out in Paris. They care about their guests! It was also a nice opportunity to discover Karine Romanelli’s artwork, which adorns the walls of this home. The living area is enormous! The separate office book is lovely as well the location, access to Metro just a few blocks away in a good neighborhood. Well lit streets allowed us to feel safe out with our baby during the night. We picked up ‘too good to go’ bags from ‘La Vitryenne’ 2 blocks down that I can highly recommend! Parking our van after unloading our baggage in front of the home was recommendable as well: at Zenpark (46 rue du Château des rentiers) simple and practical.. 😢: I didn’t find the bath mats (although I also forgot to ask), and the stopper in the upstairs bathroom did not work. The day of departure, the garbage containers that were normally located close to the apartment had disappeared, making removing the bags quite impossible. All very minor issues!.
